Abstract

Construction project delays are common issues that significantly affect cost, time, and work quality. This study aims to identify the factors causing delays in the Construction Improvement Project of Type A Malalayang Terminal in Manado City. The research employs a quantitative approach with a descriptive analysis method. Data were collected through questionnaires distributed to contractors, consultants, and field workers, supported by project documentation. The analysis utilized the Relative Importance Index (RII), Spearman Rank correlation, and Critical Path Method (CPM) to determine the dominant delay factors and to compare planned and actual project schedules. The results indicate that the causes of project delays are divided into internal and external factors, with internal factors having a more dominant influence. Labor-related factors were identified as the main contributors, specifically high worker turnover (RII = 0.441) and low productivity (RII = 0.408). CPM analysis showed that the project was delayed by 76 calendar days from the contractual schedule, with critical activities such as structural concrete and roofing works experiencing significant delays. This study emphasizes the importance of effective labor management, thorough planning, and strong coordination among stakeholders to minimize delay risks in similar construction projects in the future.
